These Terms of Service (“Terms”) govern your use of DealCaddie.ai (“DealCaddie,” “we,” “us,” or “our”), including the website, tools, and services we provide. Please read them carefully. If you do not agree with these Terms, do not use DealCaddie.
1. Acceptance of Terms
By accessing or using DealCaddie.ai, you agree to be legally bound by these Terms and our Privacy Policy. If you are using DealCaddie on behalf of an organization, you represent that you have authority to bind that organization to these Terms.
2. Eligibility
You must be at least 18 years old and legally capable of entering into binding contracts in your jurisdiction to use DealCaddie. You may not use DealCaddie if you are located in, or are a national or resident of, any country subject to U.S. embargo or comprehensive sanctions, or if you are on any U.S. government restricted-persons list.
3. Account Registration
To access most features, you must create an account with a valid email address and a password. You agree to provide accurate and current information, to keep your password secure, and to be responsible for all activity under your account. One person may hold only one account. Notify us immediately at support@dealcaddie.ai of any unauthorized access.
4. Service Description
DealCaddie provides AI-generated real estate investment analyses based on publicly available data and user-provided inputs. Analyses include metrics such as cash flow, cap rate, cash-on-cash return, and short-term rental projections across multiple investment strategies. Output is informational and educational only — see Section 10.
5. Subscriptions & Billing
Free tier: up to 5 analyses per calendar month at no cost, with limited pipeline saves and share links.
Basic tier: $15 USD per month (or $150/year) for 25 analyses per month, expanded pipeline, share links, AI chat, and custom assumption templates.
Pro tier: $29 USD per month (or $290/year) for unlimited analyses, unlimited pipeline, and the full Pro feature set including long-term projections and priority data refresh.
Agent Pro tier: $99 USD per month (or $990/year) — launching Q3 2026 — for real estate agents serving investor clients, including branded PDF reports, comp data, and client buy-box management.
All paid tiers are billed monthly or annually as selected at checkout, auto-renewing until canceled. Tier prices and features may be updated. Current pricing is always reflected on dealcaddie.ai/pricing.
All payments are processed by Stripe, Inc. You authorize us (through Stripe) to charge the payment method on file for each billing period. If a charge fails, your Pro access may be downgraded or suspended until payment is resolved.
You may cancel at any time from the billing portal linked in your account page. Cancellation becomes effective at the end of the current paid period; you retain Pro access until that date. Prices may change; we will give at least 30 days advance notice by email or on-site before any price increase takes effect for you.
6. Refunds & Cancellation
Cancellation takes effect at the end of the current billing period. Refunds are granted at DealCaddie's sole discretion. If you believe you are entitled to a refund, email support@dealcaddie.ai with your account details and reason for the request. No refunds are issued for partial billing periods unless approved by DealCaddie in writing.
7. Acceptable Use
When using DealCaddie, you agree not to:
- Scrape, harvest, or extract data from the service through automated means;
- Use bots, crawlers, or any automated system to access the service other than our public-facing forms as intended;
- Resell, sublicense, or redistribute our service or its output;
- Reverse-engineer, decompile, or attempt to extract source code;
- Circumvent, bypass, or attempt to bypass rate limits, usage limits, or authentication;
- Impersonate another person or create accounts by automated means;
- Use the service to provide professional advice to third parties without holding the independent licenses and qualifications required for such advice in the relevant jurisdiction;
- Use the service to violate any applicable law, infringe any right, or harm any person.
8. Intellectual Property
DealCaddie retains all right, title, and interest in the software, models, brand, designs, and analyses produced by the service. You retain ownership of the inputs you submit (addresses, assumptions, notes). By using DealCaddie, you grant us a worldwide, royalty-free license to use those inputs solely to deliver the service to you and, in de-identified form, to improve our models and products. We will not publish or sell your identifiable inputs.
9. AI-Generated Content
Analyses, narratives, and insights produced by DealCaddie are generated by artificial intelligence models. AI output can contain errors, omissions, hallucinations, or outdated information. You are responsible for independently verifying any AI-generated content before relying on it or making any decision based on it.
10. Investment & Professional Advice Disclaimer
DealCaddie.ai is NOT a real estate broker, licensed appraiser, mortgage broker, financial advisor, tax advisor, attorney, or investment advisor. The analyses, scores, projections, and information provided by DealCaddie are for INFORMATIONAL AND EDUCATIONAL PURPOSES ONLY and DO NOT constitute professional advice of any kind.
All real estate investments carry significant risk, including the risk of total loss of capital. Property values, rental rates, occupancy, tax rates, insurance costs, and market conditions change constantly. DealCaddie's data sources may be incomplete, outdated, or inaccurate.
You are SOLELY responsible for conducting your own due diligence. Before making any real estate purchase, financing, or investment decision, you must consult with qualified, licensed professionals, including but not limited to: a real estate attorney, a certified public accountant, a licensed real estate agent or broker familiar with the local market, a licensed home inspector, and a mortgage professional.
DealCaddie makes no representations or warranties regarding the accuracy, completeness, or suitability of any information provided. You use DealCaddie at your own risk.
11. Third-Party Data Sources
DealCaddie incorporates data from third-party providers including RentCast, Google Places, public property records, the Tax Foundation, and similar sources. We are not responsible for the accuracy, completeness, or timeliness of third-party data, nor for any downtime or changes in those providers' services.
12. Service Availability
We work to keep DealCaddie available and performing well but make no guarantees of uptime, availability, or error-free operation. The service is provided “as is” and “as available,” without warranties of any kind, express or implied, to the maximum extent permitted by law.
13. Limitation of Liability
To the maximum extent permitted by law, DealCaddie and its owners, operators, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, lost property opportunities, lost investments, or any damages arising from reliance on DealCaddie analyses.
In no event shall DealCaddie's total cumulative liability to any user exceed the greater of (a) $100 USD or (b) the total amount paid by that user to DealCaddie in the 12 months preceding the claim.
14. Indemnification
You agree to defend, indemnify, and hold harmless DealCaddie and its owners, operators, and affiliates from any claim, demand, loss, or expense (including reasonable attorneys' fees) arising out of or related to your misuse of the service, your breach of these Terms, or your violation of any applicable law or any right of another.
15. Termination
DealCaddie may suspend or terminate your account at any time, with or without notice, for any violation of these Terms or any activity we reasonably believe to be unlawful or harmful. You may terminate your account at any time through the account page or by emailing support@dealcaddie.ai. Sections that by their nature should survive termination will survive (including Sections 8, 10, 13, 14, and 17).
16. Changes to Terms
We may update these Terms from time to time. Material changes will be communicated by email or a prominent on-site notice at least 14 days before taking effect. Continued use of the service after the effective date of any change constitutes acceptance of the updated Terms.
17. Governing Law & Venue
These Terms are governed by the laws of the State of Colorado, without regard to its conflict-of-laws rules. The exclusive venue for any dispute arising out of or relating to these Terms or the service shall be the state or federal courts located in the State of Colorado, and you consent to personal jurisdiction there.
You waive the right to a jury trial. Any dispute must be brought in your individual capacity and not as a plaintiff or class member in any purported class, collective, or representative proceeding.
